Bedrooms and bathrooms
Upstairs are two beautiful, light and airy, beamed bedrooms and a family bathroom. Both bedrooms have a picturesque view to the fields outside – Knapton is quiet and peaceful and perfect for a restorative lie-in. The master bedroom has a comfortable king size bed, and the smaller bedroom has a good quality 3ft single bed.
Downstairs there is a third bedroom with double bed, and we also have a 3ft day bed in the garden room and a luxurious shower room with toilet – also with fluffy towels.
There is a cushion bed suitable for a child up to around 7/8 years old available if needed. Please note, if the child’s cushion bed is used in the single room upstairs then the floor space in the bedroom is limited.
The bedroom arrangement suits two couples sharing their holiday as the siting of the stairs and bathrooms ensures privacy. The bedrooms work equally well for families and other combinations of friends too.
With a downstairs bedroom and shower room, the cottage is suitable for guests with limited mobility. However, Sunny Dene Cottage is not suitable for wheelchairs due to some shallow steps between rooms.
Living space
The generous open plan living space is flexible and is ideal for relaxing or socialising. The lounge has a three-seater sofa with a comfy arm chair so that a group can gather around the television or wood-burner. The large coffee table is perfect for playing games, all stored neatly inside, or sharing snacks. The lounge has a wonderful handmade oak floor. There is a portable retro DAB radio with a straightforward Bluetooth connection so that guests can play music from their phone.
The lounge opens out onto a light garden room which has stunning views over the fields. There is a day bed sofa – ideal for a lazy afternoon – and a dining table and chairs. With the patio doors open you can bring the outside in and hear the birds singing or the occasional tractor passing by.
Kitchen
The large kitchen is stunning with its handmade ash worktops, range cooker and quirky vintage lighting. There is a breakfast bar with tractor-seat stools, a large dresser, and all the appliances you need: washing machine, dishwasher, microwave, Nespresso coffee machine, fridge-freezer, iron/ironing board. The cupboards contain plenty of crockery and all the equipment you might need to cook or serve meals or even indulge in some baking!
Outside
The pretty cottage garden, with its ancient flint wall, is at the front of Sunny Dene. There is a large south facing patio to sit on and enjoy the views. This is a sheltered spot so it stays warm well into the evenings so great for alfresco dining. Passers by are few, but Knapton is a friendly village so expect people to greet you. There is space in the drive for one large car and plenty of on-road parking available too.
Practicalities
We welcome children at Sunny Dene Cottage and there are some toys to play with. However, parents of young children need to be aware that the property is not toddler proof and that guests would need to bring their own travel cot or equipment.
All towels and bedding are provided and there is a hairdryer in the main bedroom. There is a retractable outside washing line and a clothes airer. Wood and kindling is provided for the woodburner. Within 1-3 miles of Knapton there is a choice of corner shops and supermarkets.
For those who want to stay connected, the WiFi is fast and reliable and the dining table or breakfast bar offers a convenient workspace if you need a home office.
